In this article, we'll define the Openn term, Observers, and discuss what Observers can and cannot see in a negotiation.
What is an 'Observer'?
An Observer is a setting that allows users to view properties and receive updates on any activity on a listing, including the following alerts:
- new offers submitted
- updated or escalated offers
- when the seller accepts an offer
The Observer setting is pre-determined by the listing agent when launching a listing in Openn. This setting is one of the transparency settings that the listing agent determines whether or not to disclose to buyer agents and buyers.
The image below illustrates what the listing agent sees when choosing the transparency options.
What can 'Observers' NOT see?
- buyer information
- buyer agent information
- offer documents
